Fall is the best time to find out whether your roof will make it through another winter. Once snow and ice arrive, repairs get harder, and a small problem can become interior water damage.
What to look for from the ground
- • Missing, curled or cracked shingles
- • Dark streaks or bare patches where granules have worn away
- • Sagging areas or waves in the roof line
- • Rusted or loose flashing around chimneys and walls
- • Gutters full of shingle granules
What to look for in the attic
- • Daylight through roof boards
- • Dark stains on the underside of the deck
- • Wet or compressed insulation
- • Frost or condensation in cold weather
- • Musty smells
Age and history
Most asphalt shingle roofs in this region last 20 to 30 years, depending on quality, ventilation and exposure. If your roof is in that range or has needed repeated repairs, it is time for an evaluation.
Why schedule before winter
Shingles seal best in mild weather, crews can work more safely and materials are easier to schedule. If a full replacement is needed, a written proposal lets you plan the timing and budget.
